1. Booking & Payment
All bookings are subject to availability and are confirmed only upon receipt of a 50% advance payment.
The balance payment must be cleared at least 3 days prior to check-in.
Payment methods include UPI, bank transfer, Razorpay, credit/debit cards, or other approved channels.
Bookings made within 3 days of arrival must be paid in full at the time of booking.
3. Check-in & Check-out
Check-in: 1:00 PM onwards
Check-out: Before 11:00 AM
Early check-in or late check-out is subject to availability and may incur additional charges.
4. Identification Requirements
All guests must present a valid government-issued photo ID (Aadhar, Passport, PAN, etc.).
Foreign nationals must present a valid passport with visa.
Entry may be denied without valid ID, and no refunds will be issued.
5. Cancellation & Refund Policy
More than 7 days before check-in – 90% refund
3–7 days before check-in – 50% refund
Less than 3 days before check-in – No refund
No-shows or early departures are non-refundable.
6. Occupancy & Guest Policy

Extra guests are allowed only with prior approval and may incur additional charges.
Visitors not included in the booking are not allowed to stay overnight.
7. House Rules
No loud music or noise after 10:00 PM as per local regulations.
Smoking is strictly prohibited inside the villa. Smoking is allowed only in designated outdoor areas.
Pets are allowed only with prior permission.
Guests must maintain cleanliness and respect property decorum.
8. Use of Facilities
Use of the swimming pool, lawn, riverfront machan, or other facilities is at guests’ own risk.
Children must be supervised at all times.
Management is not responsible for accidents or injuries during the stay.
9. Damage & Liability
Guests are liable for any damage to property, fittings, or missing items.
Selborne Villas is not responsible for loss or theft of personal belongings.
10. Force Majeure
In the event of natural disasters, government restrictions, or unforeseeable circumstances, management reserves the right to cancel or reschedule bookings.
In such cases, a full refund or credit note may be issued at management’s discretion.
